Your room

A spacious front bedroom with bay-fronted windows and a window seat with storage. The room will be equipped as negotiated by us, as it is currently not furnished as pictured. It currently features a comfortable single bed with quality mattress and electric blanket, but this may change, plus bedside table, drawers and wardrobe will be added. There is the possibility of having a TV, kettle, mugs etc. Bedding can be provided. There are plenty of plug sockets around the room. The room locks and has a key you can use. It has pretty good sound proofing to the bedroom next door. 

The house

The house is a quirky semi detached house in a quiet residential area, close to the beautiful Knighton Park. The house has communal areas you can use, including open plan kitchen/dining area with large oak table and benches. There is a large established garden, including seating areas and we can negotiate its use. 

There is one flight of stairs to your room and the bathroom (shared with one person).  There will be space for your toiletries. 

The kitchen is large and fully equipped and is a VEGETARIAN kitchen, meaning no meat, fish or poultry to be stored or prepared here (an exception may be sealed meat products which you store in the fridge to take to work with you, only). There are two fridges, one of which you will have main use of, plus a drawer in the large freezer. 

Parking is on the street and never a problem to find a space. There is a garage in case you needed to store a bike. 

There is a fluffy 2 yearold female cat living here too, she comes and goes and will be friendly, but will not need to come into your space. 

Working patterns

Due to the fact that I work from home and see clients here, any lodgers will need to work outside of the house 9-5pm or similar, and this needs to be reasonable predictable and consistent, to enable me to do quiet, sensitive work at home during the day.  This is a mostly Monday to Friday opportunity, but some negotiation for occasional weekend stays can be discussed. 

The photos are  a little out of date and some minor details have changed, such as pictures, decor and furniture in communal areas, and the garden is not as overgrown now! Mostly has been an improvement! Apologies, I have not had time to redo all these photos and I can give you a virtual tour or you can visit if interested. I look forward to hearing from you.

Describe your neighbourhood here

This is a clean , safe feeling, residential area, part of the town of Wigston, Leics. It is 3.2 miles from city centre, which takes 12 min to drive or take a cab, an hour to walk and 30 min on the bus.
Leicester University is a 7 min drive or 40 minute walk, or a 12 min cycle ride away.
It is 3 miles to the train station which is 10 min in a car/taxi.
We are just off the main road where you can catch many buses into city centre and other routes. Immediately across the main road is Knighton Park which features outdoor gyms, woodland walks, tennis, footgolf, pingpong tables and children's play areas, as well as a large walking area.
Wigston is a 20 minutes walk and has a variety of supermarkets, charity shops, takeaway outlets, coffee shops and high street shops such as Boots, Peacocks, and a Post Office. Free parking.
Queens Road (30 min walk/5 min drive) is a nice area to visit for delis, cafes and restaurants, second hand bookstores and independent grocers, wholefood shops and vintage/craft/gift shops.
More local to the house are a Tesco Express, a Sainsburys Local and an Esso garage with food and coffee outlets.
